There are a lot of loan officers out there, so why choose me?  I take pride in listening first to make sure I know and understand your goals and plans now and in the future to make sure we are exploring all financing options that would work for you and your situation. Not all programs will work for everyone and I will use my expertise to structure your loan to best fit your needs.

I also have almost every program out there so if you start looking for a stick built home but find a barndominium on acreage or maybe a manufactured home on land, twice moved or even in a park; your application with me still works and we can just switch programs on my end. No need to re-apply or look for another loan officer to help you. I have you covered.

Whether you’re buying your first home or the first home in a longtime, it’s an exciting milestone, but it can also feel overwhelming. To help you navigate the process, here’s a Q&A that covers some of the most common questions first-time or first-time in a long-time homebuyers have:

What are the first steps in buying a home?

The first step is to get pre-approved for a mortgage. This helps you understand how much you can afford to borrow, sets a realistic price range for your home search, and shows sellers you’re a serious buyer. After pre-approval, you can start shopping for homes, working with a real estate agent to find the right fit for your needs.

How much do I need for a down payment?

The down payment can vary depending on the type of loan. For USDA, VA or FHA loans with Down Payment Assistance, you can potentially buy a home with zero down. For a conventional loan, the down payment is often 5-20% of the home’s purchase price. However, there are programs like FHA loans (which require as little as 3.5% down) and even conventional loans that allow for as low as 3% down for first-time buyers. There are also programs like HomeReady or Home Possible that offer lower down payment options. It's important to look into programs that may be available to you.

What is private mortgage insurance (PMI)?

PMI is typically required if you put down less than 20% on a conventional loan. It’s insurance that protects the lender if you default on the loan. While PMI doesn’t protect you, it can be added to your monthly mortgage payment. Once your loan balance drops below 80% of the home’s value, you can typically cancel PMI.

How does my credit score impact buying a home?

Your credit score plays a key role in determining your loan eligibility and the interest rate you’ll receive. Generally, the higher your score, the better your interest rate and loan terms. For conventional loans, a score of 620 or higher is typically needed, though programs like FHA loans are more flexible with lower credit scores, typically 580 or higher but there are options for lower scores as well. It’s a good idea to check your credit report and improve your score if needed before applying for a loan but we can always take a look at your scores put a plan together to buy in the future.

Can I buy a home with student loans or other debt?

Yes, you can still buy a home with student loans or other debt, but your debt-to-income (DTI) ratio will be considered when applying for a mortgage. Lenders use your DTI to assess your ability to repay the loan. If your DTI is too high, you may need to reduce your debt or save for a larger down payment to qualify for a loan.

What is a good time to buy a home?

While the real estate market can vary depending on location, many buyers look in the spring and summer when there are more homes available. However, the best time to buy is when you're financially ready. That means having a stable income, a good credit score, and enough savings for your down payment and closing costs. Interest rates also fluctuate, so it’s a good idea to keep an eye on those to find a time when rates are favorable. It’s also a great time to buy when many others aren’t in the market in hopes of getting a better deal. There are many ways to weigh the pros and cons on when to buy a home.
