Ready to buy a new home? Here’s the process:
Step 1. Apply
Determine the amount you can borrow and what program fits your needs best!
Before you even begin to look for a new place to call home, the first step will be to get pre-approved by completing an application online. Apply Online By completing the application online from any page on my website and answering just a few simple questions for me by phone, text, or email, we can explore all the programs to see which options fit your needs the best. Once we have our path, the fun begins and you can start touring homes. Click on the PDF link above for a list of documents I will need, you can upload this documents or email them to me. Once all the documents are submitted the pre-approval process can take about 2 business days.
Step 2. Congratulations!! You’re pre-approved!!
A Pre-Approval Letter is ready to be sent with your offer
Once we have our program picked out and you know what payment and sales price you are comfortable with, you can start shopping for homes. As you find homes you are interested in, you can send me the address so that I can run numbers for you and tell you what your payment, down payment and closing costs will be. We also have some great tools to help you crunch numbers as well located here on this website or on my Mobile App. Once you find the perfect home, and are ready to make an offer, I will get you and your Realtor a Pre-Approval Letter to submit with your offer. This shows the seller you have already applied, had your application, income and assets reviewed and are ready to move forward on the financing to buy their home if your offer is chosen.
Step 3. Accepted Offer!!
Once you have an accepted offer we start the processing of your home loan
Once you are under contract with the perfect home, we will continue through the steps to make the home yours! We will have you sign initial disclosures, gather some updated documents from you as needed, order an appraisal if one is required, get underwriting approval, receive our initial and final approval, have you sign the Closing Disclosure and send Closing Documents to the title company for you to sign. Once all is in, we work closely with the title/escrow company to fund and record making your new home officially yours! We will be right by your side through every step and make certain that you are kept in the loop. When the loan funds, the keys are yours. Welcome Home!!!
Of course, we are very happy that you have a found a beautiful new place to call home, but that won't stop us from touching base with you and checking in after the dust settles. How long is my pre-approval good for?
As long as your income, employment & credit situation are unchanged, we are good. It may be necessary to obtain a new credit report after a few months.
WHAT IS THE DIFFERENCE BETWEEN THE HOME INSPECTION AND THE HOME APPRAISAL?
Appraisal: Independent evaluation to determine the current market value of the home or property.
Inspection: A home inspector conducts a thorough investigation of the major systems & structural integrity of the home.
What does a piti payment mean?
The payment includes principal and interest so that it is paid off in the term we decide on as well as property taxes and homeowner's insurance.
